Lack of maintenance: Landlords and building managers are responsible for maintaining public spaces. This includes the elevators and appliances in their buildings. If the landlord fails to maintain these areas, they can be held liable if an injury occurs. If you slip and fall on a slippery rug or experience an injury from an elevator fall, these types of claims are considered premises liability claims.

Poor security: Business owners have a responsibility to protect tenants, customers, and employees with a safe environment. Part of that is providing proper facilities and equipment and training staff on how to respond to an emergency. If the security system fails, or there are injuries caused by faulty equipment, it can cause lawsuits and public relations issues.

Slip and fall hazards: The most common type of premises liability claim is for a slip and fall accident. If someone falls because of snow or ice on the ground, wet floors not marked by warning signage, or misplaced cords indicating that the floor is slippery and dangerous, you may be able to recover damages for your injuries.

Unrestrained dogs: If dogs are allowed on the property you reside, injuries can fall under a premises liability claim. A dog that’s not restrained can easily run out the door, causing injury to someone. If you own an unfenced dog, you’re responsible for any injury your dog may cause while he is loose.
